Pre-purchase inspections

What is a pre-purchase inspection?

We will conduct a thorough inspection of your prospective property in accordance with AS/NZS 3019 Electricial installations – Periodic assessment. Following inspection you will be provided with a report containing our findings.

AS/NZS 3019 sets out the below three types of inspection in Australia:

  1. Assessment by basic visual inspection
  2. Assessment by detailed visual inspection and limited testing
  3. Assessment by visual inspection and additional testing-

Basic Visual Inspection

  • Switchboards
  • Metering equipment
  • Wiring systems including consumer mains and sub mains
  • Aerial wiring and catenary systems
  • Underground wiring systems
  • Earthing systems
  • Equipment

Detailed Visual Inspection and limited testing

Includes all the items in Basic Visual Inspection in additional to the below:

  • Equipment connections
  • Lamps do not exceed the rating of fittings
  • Devices show no evidence of overheating
  • Wiring condition
  • Main earthing conductor and electrode
  • Directly connected appliances
  • Deterioration of overhead lines (if private)
  • Earth continuity testing
  • Equipotential bonding testing
  • Polarity and correct connections
  • Leakage current testing
  • RCD testing

Visual Inspection and additional testing

Includes all the items in Basic Visual Inspection, Detailed Visual Inspection in additional to the below:

  • Insulation resistance
  • Polarity and correct connection
  • Polarisation
  • Earth fault loop impedance of final subcircuits
  • Protective device fault current rating
  • RCD assessment
  • Thermographic survey of switchboard equipment
  • Testing of final subcircuits supplied from an electrically separated supply
